Job Summary:

We are seeking a highly motivated and skilled individual for the position of Accounting Officer. This role will involve responsibilities in three major functions: Financial Management, Leasing, and Building Compliance. The ideal candidate should have a great command of the English language with a US accent and possess strong attention to detail and communication skills. Proficiency in software programs such as QuickBooks, Outlook, Word, and Excel is required, with experience in Rent Manager considered a plus.


Responsibilities:


1. Financial Management:


Manage accounts payable and ensure timely payment to vendors and for violations.

Conduct monthly reconciliations and prepare updated financial statements for annual reviews.

Ensure all property taxes and loans are paid on schedule.

Document management and filing, maintaining accurate financial records.

Follow up on unpaid rent and other receivables.

Assist with end-of-year tax filings in collaboration with senior accounting staff and CPAs.


2. Leasing:


Manage the lease renewal process, including coordinating with tenants, negotiating lease terms, and preparing lease renewal agreements.

Communicate the move-in and move-out process, with field managers archiving property inspections and documenting damages or repairs.

Advertise vacant units, and arrange 3rd party property tours.

Review rental applications, conduct credit checks, and assess applicants' eligibility and qualifications.

Provide exceptional customer service, addressing tenants’ inquiries and assisting with lease-related queries and documentation.


3. Building Compliance:


Ensure compliance with HPD and Section 8 inspections, certifications, and annual registrations.

Handle DHCR registration and compliance requirements.

Manage filing and reporting obligations with other city agencies.

Coordinate and maintain up-to-date insurance on all properties.

Communicate with vendors regarding compliance-related matters and ensure timely completion of tasks.


Requirements:


  • Great command of the English language with an American accent. (C2)
  • Strong attention to detail and organizational skills.
  • Excellent communication and interpersonal skills.
  • Proficiency in QuickBooks, Outlook, Word, and Excel. Experience with Rent Manager is a plus.


Education and Experience:

Minimum high school diploma or equivalent.

Previous experience in property management, financial management, or a related field is preferred.
