Hiring Post: Sales Development Representative

Hours: 4 hours per day

Agent rate: Php 25,000

We’re seeking a confident, experienced Real Estate Sales Rep with experience in closing who understands seller-finance and wholesale deal structures—particularly in the single-family and multi-family markets. This is ideal for someone who can take a cold lead and convert it on a one-call close.

You’ll be working with a pre-selected list of cold leads (sellers and agents) for properties already screened for seller-finance potential. You’ll pitch and negotiate terms that make sense for investors based on provided ROI criteria—no lead generation required.

Responsibilities:

-Call and negotiate directly with property sellers or their agents

-Close deals on the first call whenever possible

-Use our proven seller-finance calculator to structure offers (monthly payment, interest, down payment, balloon)

-Understand various financing options: seller-finance, conventional, DSCR, and creative structures

-Follow up via email and manage communication until the contract is sold

-Ensure each deal aligns with our acquisition goals and provides realistic cashflow potential

What You Should Know:

-Understanding of wholesale real estate transactions is crucial

-Must be familiar with seller-finance deal structures and how to pitch them effectively

-Property targets include:

*Single-Family or Multi-Family under $200,000

*Well-maintained but not recently renovated

*Strong rent potential or value-add opportunities

Requirements:

-Proven experience as a real estate closer, ideally in seller-finance or wholesale

-Strong understanding of investment-focused deal structures and ROI analysis

-Confident, persuasive communicator with excellent negotiation skills

-Comfortable working independently and remotely

-Bonus: Familiarity with DSCR, private lending, or creative real estate strategies
